Repairs done very quickly, can be a bit hard to get hold of sometimes but pretty good overall, better than some of the letting agencies I've used in the past

Potential tenants avoid renting with TMS at all. They are dodgy when it comes to deposit payments. My experience with them was very disgusting considering I communicated that the bedroom window did not open and Chloe the letting agent was aware of this. I was told that my deposit was to be paid if there were no repairs needed and to my surprise I was told that they were moulds and the landlord had repainted the house and I was supposed to contribute towards the repainting. I tried to explain that I had sent an email about the non opening window, was told to resend, which I did. The story changed after resending the email and Tom’s response to the email that he had claimed not to have received it. He told me that it wasn’t about moulds but repainting. How do you justify a deposit deduction of £250 to repaint a bedroom room that had no ventilation because of the landlord who failed to fix the window. I was scammed, i know they will come here and justify but they know the truth.

I had a genuinely positive experience with TMS. I recently relocated to Derby and found myself in a sudden change of circumstances after paying a deposit. The team, especially Tom and Chloe, were incredibly understanding and acted promptly to resolve the situation. Their professionalism, empathy, and quick response meant a lot during a stressful time. The worst letting agency in Derby. Very vague and unprofessional. No repairs fixed when reported and will try to scam you with deposit. Really dodgy agency. STAY AWAY from TMS Derby.

Had to find a property quickly for a new job I was starting in Derby. Chloe was extremely helpful and went above and beyond to help get a viewing sorted. Thanks to Beth for showing me around and actually having answers to my questions (which is not common with estate agents these days!). When it came to actually going through the process of renting the flat. Chloe was extremely professional and again went above what I expected to keep the ball rolling with the deposit, referencing and finance confirmation process. Would highly recommend!

As a property landlord seeking help to manage our portfolio, I came across TMS Management. After an initial conversation with them, I felt confident that my properties would be in good hands. Before engaging with them , I had conducted my own research, incl reading all their reviews. While I noticed some negative feedback, much of it seemed to stem from tenant-related issues, which can sometimes reflect the challenges of managing rental properties rather than the quality of the management itself. This did not deter me. Since working with TMS, I can now confidently say they have exceeded my expectations. They maintain exceptionally high standards for both us the landlords and tenants, ensuring compliance with all safety regulations and providing valuable advice on health, safety, and property improvements to create a better environment for my tenants. This has definitely been the upper hand with TMS . I would also add, their responsiveness has been outstanding, even offering support outside standard hours. More often ,I message out of working hours & this part has been incredibly helpful given my demanding schedule. I highly recommend TMS Management to any landlord serious about professional and reliable property management.u
